Pub estate review
When one of the UK’s largest pubcos needed to review its London estate, it relied on AG&G to get the job done with speed and discretion.

  • Between them, our three directors visited nearly 400 pubs in just four weeks
  • Following the personal visits, we were able to advise the client on each property’s prospects, in particular highlighting the “gold bricks” – pubs with a potentially higher value for alternative use
  • We were subsequently instructed to dispose of a number of the properties

Market Hotel, Reigate
When you know the licensed leisure market as well as we do, you don’t always have to wait for the client to come to you, as Fullers found when we helped them to buy the Market Hotel in the historic centre of Reigate.

  • We became aware of the property and let Fullers know
  • The lease was held by family-run operators Market Taverns, while the freehold was owned by Banstead Borough Council
  • Acting on our advice that acquiring both the lease and the freehold made economic sense, Fullers decided to buy
  • We negotiated the simultaneous sale of the leasehold and freehold for around £2 million – a marriage made in Reigate, if not heaven

Waxy O’Connors, W1
Even high-volume, landmark pubs such as Waxy O’Connor’s in Soho need to keep running costs down, so we were pleased to help secure this central London watering hole’s future by keeping its rent affordable.

  • Waxy O’Connor’s is one of the largest Irish themed bars in the country – Glendola Leisure, which has operated it since 1997, asked for our assistance when the lease came up for renewal
  • The pub includes four bars over six levels, each with a distinct personality, and has high overheads – at the same time, demand from restaurant and bar operators has been pushing up rents in London’s West End
  • Despite a similar-sized basement unit nearby being rented at almost £60 per sq ft, we were able to secure a rental at less than £40 per sq ft – and help the business to remain viable
