Game on for Plough in Wembley

There’s a building boom in Wembley’s Alperton district – one that could serve the new owner of the Plough on Ealing Road very nicely.

Just behind the pub, beside the Grand Union Canal, a new development of 440 flats and penthouses is taking shape, along with six commercial units.

“That’s going to provide a large, new customer base in an established residential area if an operator buys the building,” says James Grimes, of licensed leisure specialists AG&G, who are handling the sale.

“The Plough also has potential for redevelopment or conversion (subject to necessary consents), given that it sits on a site of more than 725 square metres. We are anticipating a lot of interest by the deadline for offers at noon on Thursday, 30 April.”

Other factors favour either approach. Developers will note that the Plough is only 400 metres from Alperton Tube station, with its direct commuter link to central London via the Piccadilly Line. Operators will like the fact that it’s little more than two kilometres from Wembley Stadium, which attracts more than two million visitors a year.

Currently, the three storey building’s footprint is more than 380 square metres. The ground floor contains a bar, function room and dining area with a central servery and a trade kitchen.

The self-contained first floor has eight rooms, a kitchen, two private lavatories and a bathroom, while the second floor holds a further three rooms, bathroom and storage areas. The basement contains standard cellarage and storage.

Current licensing hours are 10am to midnight, Sunday to Thursday, and until 1am on Fridays and Saturdays.
