Indian Queen seeks new partner

Although its Thornton Heath location fronting a busy road junction is slightly less romantic than its name might suggest, the Indian Queen pub would be a great catch for someone looking for a commercial property to rent in the Croydon area.

“Potential suitors are invited from a range of sectors, as the owner is willing to consider a tenant who wants to use the premises for retail, business accommodation or as a restaurant or café, as well as someone who wants to run it as a pub or pub-restaurant,” says Michael Penfold of licensed leisure specialists AG&G, who are marketing the Indian Queen.

“The property is about half a mile from Thornton Heath railway station and is in an area of mixed commercial and residential use, with a parade of shops to one side. So it is a very versatile property – it just needs to find the right partner.”

Previously known as the Plough and Harrow, the Indian Queen comprises a ground floor and basement unit with a return frontage. The property dates from the early 20th century and features a trade area, servery, kitchen and WCs on the ground floor, with a further trade area, beer cellar and storage below. There is also an outdoor trade area to the rear.

The building footprint is approximately 170 square metres (1,829 square feet).

AG&G is seeking rental offers of £27,500 per year for a new lease on the unit, with terms to be negotiated.
