Expert insights into the London freehold pub market

AG&G director James Grimes took the stage at the prestigious M&C Pub Summit last month to share his insights into the freehold pub market in London. Other speakers included Ed Turner, MD of Geronimo Inns and an executive board member of Young’s, and Ralph Findlay, CEO of Marston’s.

James focused on three key areas:

•Managed houses, which are currently in short supply
•Pubs with higher alternative use values, generally as residential properties
•Investments – reversionary interests are popular, largely because of shortage of supply

He also offered an analysis of recent managed deals on a multiple of profits basis and, for the first time, gave some average figures for deals conducted on the basis of overall floor area.

“Since 2008, AG&G have conducted more individual freehold London pub transactions within the M25 than any other agency and this was a great opportunity to share what we’ve learned,” says James.

“London is at least on a par with New York for food and beverage offerings and is more innovative. It’s an exciting place to work.”
