Gothic splendour – and a splendid opportunity

On one of Brighton’s busiest shopping streets is one of the city’s finest Regency Gothic buildings – and a major opportunity for the right operator looking for a two-storey plus basement unit that offers glorious space for a restaurant or bar.

As well as acquiring a piece of history – the property was designed by famous Regency architects Busby and Wilds and is Grade II Listed – the new occupiers will find exceptionally bright and ample trading areas over 3,000 square feet, plus a 1,250 square foot basement.

“The space is very flexible and would suit either a food- or alcohol-led offer,” says James Grimes of licensed leisure specialists AG&G, who are handling the leasehold sale.

“This part of the Western Road is becoming a popular foodie destination – a branch of Waitrose is currently being updated just across the road and a growing number of restaurants is forming a new eating hub. It is also very close to two of Brighton’s best residential areas, so the catchment area is excellent.

Currently, the ground floor has an open plan bar with a commercial kitchen, dry goods store and disabled lavatory. A spiral staircase leads to a large open trading area above. In the basement are beer and other storage areas, customer lavatories and a manager’s office. A secondary staircase connects all the floors at the rear of the building.

It is licensed from 10:00 a.m. all week to midnight Sunday-Thursday and 1:00 a.m. Friday and Saturday. A full repairing and insuring lease is offered.

“The new lessee might also find the property occupied by something unusual,” says James. “The apparition of a nun has been seen on the stairs. But then, it was once called The Priory.”
