The Rose that still smells sweet 11 years on

When David Gooderham of AG&G first sold The Rose in Fulham, it was called the Legless Ladder and his company was just a year old. Fast forward 11 years and he’s done it again, selling the partially tied lease off an asking price of £200,000.

The pub, with a lease running until January 2029, has now passed from one experienced operator to another – from Hugh Corbett to Tom Gill / Moonshine Bars.

“It shows that if you have a decent quality pub, someone who knows the business will always be there to pick it up, despite a tie – and The Rose is very decent quality, plus the tie is only partial,” says David.

“There’s flexible accommodation, including the main bar, a function room, garden and four parking spaces – and its position just off the Kings Road in the middle of high value residential accommodation, close to Chelsea Football Club, means that it has a good all year round business.”

The next rent review is scheduled for 2015.
