AG&G in Trafalgar victory

Tactical expertise helped Nelson to victory at the Battle of Trafalgar – and set AG&G on the path to a £1.3 million offer for the Trafalgar Arms in Tooting.

Acting between the Trafalgar’s tenant and its pubco owner, the licensed leisure specialists brokered a deal enabling the freehold pub to be put on the market with vacant possession.

“We arranged for the tenant to receive a premium on completion in return for surrendering the lease early,” explains AG&G’s Panayiotis Themistocli.

“The Trafalgar Arms was already a desirable property in a good location in SW17 but this gave it an extra edge. It was snapped up by a developer, who was prepared to pay well above the guide price of £1.2 million to secure the empty premises.”

The Trafalgar Arms is a substantial 20th century building on Tooting High Road. With a large trade garden to the front and parking to the rear, it boasts a site area of more than quarter of an acre. It currently comprises a ground floor pub with separately-accessed living accommodation above.

The new owner is considering all options including possible development, subject to planning consent.
